How are your Google AdSense Websites different than others on the market?

No.  All modifications to the site are performed by me.  I will not, however, ever modify the site without your prior notification and agreement for as long as your lease is active.

Do I need to promote the Google AdSense Website I lease from you?

Although it is not necessary to provide your own promotional activities, I strongly recommend doing at least a small bit of article marketing and such as you will only get out of the site what you put into it.

Why don't you reveal the niche, site, or keyword before I lease the site?

This is an easy answer.  As of right now, you are my competition.  There is no sense in revealing my niches and targeted keywords to competitors until they become paying customers.  What is important for you to know is that all sites leased from me target a keyword that garners at least 3000 searches per month and is in competition with relatively weak websites.
